The average number of days on the market for homes receiving contracts was 71 days in July 2026, up from 62 days last July.
For Montgomery County, contract activity in July 2026 was down 3.8% from July 2025 but was up in three price categories. Through the first seven months of the year, contract activity is up 1.4%. The average number of days on the market for homes receiving contracts was 40 days in July 2026, up from 37 days last July.
For Prince George's County, contract activity in July 2026 was up 1.8% from July 2025 and was up for three out of five price categories. Through the first seven months of the year, contract activity is up just 1.0%. The average number of days on the market for homes receiving contracts was 51 days in July 2026, up from 46 days in July 2025.
For Northern Virginia, contract activity in July 2026 was down 7.4% from July 2025 and was down for all six price categories. Through the first seven months of the year, contract activity is up 2.9%.
